WHAT TYPES OF APARTMENTS ARE AVAILABLE?

The Apartment Residences at AKA are brand new luxury apartments, leased unfurnished, on an annual basis. The following apartment types are available:

  • 1 Bed/1 Bath: 815-985 sq ft
  • 2 Bed/2 Bath: 988-1,913 sq ft

DO YOU HAVE PENTHOUSES?

Yes, we do. We offer spectacular Penthouse Residences featuring private outdoor terraces with breathtaking views. Penthouse Residences offer 2 bedrooms/2baths (1,913 – 2,034 sq ft) and are located on the 8th floor.

WHAT IS REQUIRED TO APPLY FOR AN APARTMENT?

Prior to move in, the following must be completed and/or provided to Leasing Manager:

  • Completed residency application
  • Background screening ($40 non-refundable fee)
  • Valid photo ID
  • Signed quote form
  • Security deposit
  • Lease agreement including Community Rules and Policies
  • Payment for first full month's rent including any pro-rated months
  • Renters Insurance
  • Income verification Showing an income of 2.5x the monthly rent
    • 3 months consecutive paystubs
    • Last 2 years consecutive Tax returns
    • 3 months consecutive bank statements showing 2.5x the rent in an account with matching name

WHAT IS THE SECURITY DEPOSIT?

Security deposit is based on applicant's credit score. Deposits range from a minimum of $2,500 to 2 months’ rent.

WHAT UTILITIES ARE INCLUDED?

Utilities are not included in monthly rental fee; however, some are set up and billed to residents monthly on the rent portal.

Here's what you can expect.

  • Trash is $12/month.
  • Water and power is metered off of personal usage.

Utilities not included on the rent portal are cable/phone/Wi-Fi, which should be set up by each resident, and are available through AT&T.

ARE THERE TAXES ON THE MONTHLY RENTAL FEE?

There are no taxes.

HOW DO I MAKE MY LEASE PAYMENT?

Rent payments are accepted by the following methods:

  • cashier's check
  • wire transfer
  • directly through the resident portal

IS THERE IN ROOM DINING?

In-room dining is offered through Tesse, serving casual French cuisine.

IS HOUSEKEEPING AVAILABLE?

Yes. Housekeeping services are available on a request basis for an additional fee. Our Resident Service Team would be happy to assist you with scheduling.

IS THERE WI-FI IN THE COMMON AREAS OF THE PROPERTY?

Yes. All common areas of the property are Wi-Fi friendly.

WHAT IS THE PET POLICY?

2 pet limit, not to exceed 50 lbs. each

  • $250 one-time Pet fee/ non-refundable
  • $25 pet rent per month per pet
  • Pet addendum to be signed along with lease
  • Some breed restrictions apply

IS PARKING AVAILABLE?

One assigned tandem space is included in the monthly rent. Valet parking is available at no additional charge. Visitor parking is complimentary and available during the day. Any visitor staying overnight will be charged $15 per night per vehicle.

IS RENTERS INSURANCE REQUIRED?

Yes. Renter’s liability insurance is required, with a minimum of $100,000 per occurrence, and a maximum deductible of $500. For your convenience, we have a preferred provider to assist with insurance.

WHAT IS THE MOVE-IN PROCESS?

Once the lease is signed, our Leasing Team will work with you to schedule your move-in date and time. We do require first month’s rent and security deposit in full prior to delivering keys to the residence. Our Resident Services and Leasing Team will meet with you upon your move in date to ensure all documents are completed, and to confirm that the renter’s insurance has been received.

WHAT IS THE CANCELLATION POLICY?

Leases are non-cancelable and non-refundable.

WHAT IS THE POLICY FOR PACKAGE AND FURNITURE DELIVERY?

Smaller packages will be delivered directly to the West Tower Front Desk, where our Resident Services Team will log and store all items. Packages are then delivered in two time slots daily outside your door: Between 2-3pm and 8-9pm. You will receive a package delivery text message once a package has been delivered outside your door. We deliver all perishable items (Food/groceries, medication, flowers) immediately upon receipt. You are able to opt out of this service and do in person pick up at the desk any time.

Furniture deliveries require 48 hours notice so that unloading dock and freight elevator can be reserved and properly staffed. Residents must be present when furniture is being delivered. We CANNOT accept furniture or oversized package deliveries on your behalf.

IS THERE STORAGE ON PROPERTY?

We do not offer additional storage on property but would be happy to connect you with a neighborhood storage company.
